Call us first. We can review the contract before you sign at no obligation. This is the most important step many buyers skip. A contract review allows us to flag any unfavourable conditions, advise on price adjustments, and recommend any special conditions you should negotiate before you are bound.

If you’re interested in other possible steps before signing the contract, we’ve created a Conveyancing Process page that illustrates how we work step-by-step.

The finance condition gives you a set number of days (typically 14–21) to obtain formal loan approval from your bank. If your bank cannot approve the loan within that period, you can terminate the contract without penalty. We will track this date and remind you as it approaches.
This condition gives you the right to have the property inspected by a qualified building and pest inspector within a set timeframe. If unsatisfactory results are found, you may terminate or negotiate a price reduction. We will guide you through your options based on the inspection report.
Yes. As a buyer, you are generally entitled to inspect the property within 3 business days before settlement to ensure it is in the same condition as when you signed the contract and that all inclusions are present. We will remind you to arrange this.
Inclusions are items that are sold with the property (e.g. dishwasher, light fittings, blinds). Exclusions are items the seller intends to take with them. These are listed in the contract. We review these carefully to make sure you know exactly what you are and are not getting.
Yes. Eligible first home buyers may be entitled to the First Home Owner Grant and a concession or exemption on transfer duty. We will advise you on your eligibility and lodge the relevant forms as part of your transaction.
At auction, there is no cooling-off period, no finance condition, and no building and pest condition unless you negotiate them before the auction. If you are the successful bidder, you are immediately bound. We strongly recommend getting a contract and title review done before auction day, and we offer this service.
Yes. If you are buying directly from a seller without an agent, we can prepare the contract of sale and act as deposit holder.
Primarily, a copy of your signed contract. We will then take it from there – we will request a copy of your title, contact your outgoing mortgagee, prepare transfer documents, and keep you informed at every stage.
Queensland’s new Property Law Act 2023 introduces a Seller Disclosure Regime requiring sellers to provide a disclosure statement and prescribed searches to buyers before a contract is signed. We assist sellers in preparing the required disclosure documentation. Contact us to discuss how this affects your upcoming sale.
Extensions are a normal part of conveyancing, particularly around finance or settlement dates. We will advise you on your rights – including whether you are obliged to grant an extension and what compensation may be available to you if the delay costs you money.
Yes but the fee is heavily discounted. We only charge our full professional fee if your matter settles. If the contract falls through – due to finance, a failed condition, or a buyer termination – we charge only a small file-opening fee to cover the work already completed.
Typically on the day of settlement. Once settlement is effected, we direct your bank or instruct the settlement agent to ensure funds are transferred to your nominated account promptly.
Yes, and this is something we do regularly. Coordinating linked transactions so that settlement dates align is a key part of our service, and it is something our experienced team handles with care.
